Sunderland currently shows the highest average gross rental yield of any city in the UK, around 9.3%, on an average buy-to-let price near £85,000. That isn’t a projection. It’s where the market sits now.
The reason is straightforward. Prices stayed low through a long post-industrial period while the employment base held and then grew. Rents have caught up faster than prices. Across the North East, rents rose 6.3% in the year to June 2026 against 3.4% for England as a whole.

The Numbers
Two-bed terraces in the areas that work can still be bought below £90,000, letting at £650 to £750 a month. That’s where the yield comes from. Sunderland is also one of the very few UK locations where a 25% to 30% deposit comes in under £25,000 on entry-level stock.
The borough-wide average house price was £146,000 in May 2026, but that figure includes suburban family housing that has nothing to do with buy-to-let. Investor-grade stock sits well below it.
Where Matters More Than What
Sunderland punishes buying blind. Two streets a few hundred metres apart can be entirely different investments — one with steady working tenants and low voids, the other with an anti-social behaviour problem and a rental value that never recovers.

Regulation to Be Aware Of
The Renters’ Rights Act has been in force since May 2026, so Section 21 no longer exists, and tenancies run as assured periodic tenancies. Tenant selection carries more weight than it used to.
